Required Mobile Home Inspections

This information is intended to give guidance to the homeowner/builder regarding required inspections for Mobile Home Setup. This is not limited to be an all-inclusive list of code requirements.
• Approved plans are required for all inspections
• Footprint must match plans: any changes will require approval from Planning, Environmental Health, and Building Inspections
• Site must be accessible by vehicle and address posted.
• Portable toilet on site.

Setup Inspection
All trades are inspected at the same time.
o Piers and Footings installed per manufacturer’s instructions.
o Overheight letter if more than ¼ of piers are more than 40 inches in height.
o Note: Deck footings may be requested as a separate inspection or with other inspections.
o All external drainage, waste, and vent piping installed per NC Plumbing code and tested with air (5psi) or with water (to floor of mobile home)
o External Water lines installed per NC Plumbing code and tested to 100psi.(any Plastic water lines must be water and air tested)
o Water heater pans piped to exterior
o Outside unit, line sets and condensate piping installed.
o All gas piping installed, tested, and labeled if required.
o All CSST piping installed, tested and Bonded per manufacturer’s instructions.
o All waterlines, sewer lines, and electrical wiring underground must be inspected prior to backfill.
o All electrical components and fixtures UL listed.
o Panels complete, bonded, and labeled.
o Mobile Home Chassis Bonded together.
o Copper water lines bonded.
o Well casing bonded.
o Ground rod (2) driven and connections to electrodes exposed.

Mobile Home Final Inspection
All trades are inspected at the same time.
Note: Environmental Health & Zoning Final must be issued before final inspection is performed
o Six inches of fall on grading away from foundation.
o Crawlspace and foundation drains terminated to daylight.
o All Hand rails & Guard rails installed
o All trenches covered & graded(no standing water)
o Exterior painting and caulking complete.
o All skirting or curtain walls installed.
o All electrical work complete.
o All mechanical work complete.
o All plumbing work complete.
o House numbers posted.
